Does an older parking lot have to be brought up to current ADA code?

It depends on what work is being done. Alterations to a property generally trigger current-code requirements in the altered area and the path of travel serving it. We will walk the property and write out what applies before you commit to a scope.

Will TMC certify that my property is ADA compliant?

Accepted Answer

No. TMC builds to current code and gives you a written scope of what was done and why. Formal compliance determinations come from a Certified Access Specialist.

How long does a parking lot repave take?

Most commercial lots take two to five days depending on square footage and how much of the lot has to stay open. We phase the work so the property keeps operating, and you have the day-by-day schedule before the first crew shows up.

Do I need to repave or can I overlay?

Accepted Answer

Overlay works when the base underneath is still sound. If the failure is in the base, an overlay hides it for about a season and then cracks in the same places. We walk the lot and tell you which one you have before you spend anything.

What counts as a trip hazard?

Accepted Answer

In California, a vertical change in a walking surface of more than a quarter inch is generally treated as a hazard, and anything between a quarter inch and a half inch has to be beveled. The threshold is tighter inside a path of travel.

Question 6

Can a raised sidewalk be ground down instead of replaced?

Accepted Answer

Often, yes. Grinding is faster, cheaper and less disruptive when the slab is otherwise sound. When the slab has failed underneath, grinding buys a few months.

How often should a commercial parking lot be seal coated?

Accepted Answer

Most Southern California lots do well on a two-to-three-year cycle, sooner for high-traffic retail and drive-thru lanes.

Question 8

When is the right time of year to seal coat in San Diego County?

Accepted Answer

Late spring through early fall. Seal coat needs warm, dry surface temperatures to cure properly, so scheduling in summer gets a better result than pushing it into the rainy months.

Question 9

Do I need grading or just a new surface?

Accepted Answer

If water is pooling, the grade is the problem, not the surface. Repaving over a drainage problem produces the same pooling on a newer lot.

Can the property stay open during demolition?

Accepted Answer

Usually, yes. We phase demolition the same way we phase paving, section by section, with the schedule written out in advance so tenants and staff know what is closed on which day.
