HOW WE RUN A JOB
Every job runs the same way, whether it's a pothole patch or a full reconstruct. Five steps, written down, the same every time. You always know where the job is.
The Five Steps On Every TMC Job
From the first phone call to the last close-out document, a TMC job moves through the same five steps. Here is what happens at each one, and what you get from us along the way.
01. Consultation
Our office sets up your account and gets every document in place up front — insurance, W-9, vendor paperwork, whatever your ownership group requires — so nothing stalls the job later.
02. Site Survey
A value-engineered and visual site survey. We walk the property and look at what is actually there — surface, base, drainage, striping and code — before anyone quotes anything.
03. Scope
We write a scope of work covering both the short-term fix and the long-term result, so the decision gets made against a budget instead of a guess. If the right answer is patch it and wait, that is what the scope will say.
04. Project Start
Our production team builds a commencement, execution and close-out plan: what happens on which day, which areas close, and how the property keeps operating while we are on it. You get the schedule before the first crew shows up.
05. Job Completion
Our office submits all close-out documents and invoicing, and sends a completion survey to confirm the work was finished to your satisfactio
• Close-out documents and certified payroll where required
• Final invoice with the scope it was written against
• Completion survey so you can tell us how we did
What this means for you
• One point of contact from bid to final invoice
• A written scope before you commit to anything
• A day-by-day schedule you can send to tenants
• Work phased so the property keeps operating
• The same crew and the same standard on every scope
• Close-out paperwork that lands in your inbox, not in a pile
